For bookings made more than 60 days prior to the check-in date, we ask for a 20% non-refundable deposit. For bookings made nine or less than 60 days prior to the check-in date, we ask for the full amount. No contract will exist between us until we have received the required deposit.
The balance is due 60 days before your arrival date. Villa il Pino will send you an invoice payable by Credit Card. Failure to this payment will be treated as a cancellation and we will be entitled to apply the cancellation charges.
You can pay the 20% deposit and the balance by credit card or PayPal. Payments by credit card will be charged in Euros.
Once the rental charge is fully settled and the booking form fully completed, we send you a Confirmation email along with the directions on how to reach the property and the useful contact numbers.
A security deposit of 500 € is held on your credit card following a pre-authorization procedure (unless differently indicated), in order to cover possible damages or loss at the property. The same amount will be released after the departure in case no damages occur during the stay.
You are responsible for ensuring that, upon departure, the villa is left in the same condition as found upon arrival. Any loss or damage caused by you will be deducted by Villa il Pino from your security deposit. If you are aware of any damages, please notify Villa il Pino immediately so that necessary repairs can be made. If damages are identified Villa il Pino during the inspection after the checkout you will be expected to pay for the repairs. If Villa ilPino is unable to obtain an estimate, this should be notified to you as quickly as possible and Villa il Pino will debit your credit card for the amount shown on the repairs’ receipts.
Based upon the date on which we receive written notification of a cancellation by you for any part of your booking, or the booking being cancelled by us due to non-payment, the following charges shall apply: cancellation received 60 days or more before the arrival date: We will charge the total amount of the deposit already paid to confirm the booking. Cancellation received less than 60 days prior to the arrival date: charge of 100% of the total due.
Although it is highly unlikely that we will have to make any changes to confirmed bookings, it does occasionally happen, and we will advise our clients at the earliest possible date. If for any reason beyond our control we are unable to provide you with your booking, we will cancel the booking and refund the full amount paid to us, but we shall not in such circumstances be liable for any compensation, damages, cancellation charges for travel or other arrangements whatsoever.
The utmost care has been taken to provide accurate information on our website. However, property owners do sometimes make changes and all references to the condition of the property or services must not be taken as statements of fact but as statements of opinion.
We strongly advise all our guests to take out a comprehensive travel insurance policy to cover any eventuality that might prevent them from travelling.
Arrival is normally scheduled on Saturday between 3pm and 8pm (unless differently indicated). Should clients be unable to arrive between these times, they must let us know as soon as possible. We are unable to guarantee access to any of our properties if you arrive later than 10.30pm. Departure is scheduled on Saturday between 9 and 10am. The key holder shall inspect the property. You will be required to settle in cash any extra services that you might have used or requested during your stay, such as heating, telephone, cook or shopping service, extra cleaning. No credit cards are accepted.
Villa il Pino reserve the right to refuse admittance if the number of persons arriving exceeds the number of 12, except in the case of infants under two years old in a baby cot. The cot has to be requested on the booking form. You may not assign or sublet the premises.
Your contract with us is governed by Italian Law and comes under the exclusive jurisdiction of the Italian Courts.
Villa il Pino is not liable and does not authorise any refunds for the following events: Acts of God (including fire, flood, earthquake, storm, hurricane or other natural disaster), war, invasion, acts of foreign enemies, hostilities (regardless of whether war is declared), civil war, rebellion, revolution, insurrection, military or usurped power or confiscation, terrorist activities, nationalization, government sanction, blockage, embargo, labour dispute, strike, lockout or interruption or failure of utilities, nuclear disaster, epidemics, quarantine, technical or administrative problems with transport or any other occurrences beyond our immediate control and which, despite all due care being taken, could not have been avoided.
The swimming pool is open from the first Saturday of May to the first Saturday of October. However, the property owner may choose to modify this period.
